How the style works

Two sashes sit in one frame, one in front of the other, and both slide up and down in their own tracks. Each is held at whatever height you leave it by a balance hidden inside the side jamb. The two meet at the meeting rail, which is where the lock sits and where the weatherstrip does most of its work.

Being able to open the top as well as the bottom is the practical gain over a single hung. Hot air leaves through the top opening while cooler air comes in low, and an upper-sash-only opening keeps the gap out of reach of a toddler. The trade is one more moving sash, which is one more balance set that can eventually fail.

Pages read October 16, 2026. Home Depot's figure is a national installed range across its own catalog. The Georgia rows are for a standard vinyl double hung, which is what most of these jobs are.

Local job records back the Georgia ranges up. Completed window projects in the 30253 ZIP code work out between about $639 and $1,024 a window using one mainstream brand, and up to about $1,737 using a premium one. The full table is in the window replacement cost guide.

The egress catch on bedroom windows

A double hung gives you about half its height as clear opening, because the lower sash slides up behind the upper one. A bedroom escape opening needs at least 5.7 square feet of net clear opening with at least 24 inches of clear height, which means a bedroom double hung has to be a reasonably tall window to qualify at all.

This matters most on insert replacement, where the new frame sits inside the old one and the clear opening shrinks slightly in both directions. Measure before ordering. Bedroom window egress requirements has a table of the height and width pairings that make the area.

Choosing the details

  • Grids: between the panes is easiest to clean, applied to the surface looks closer to a true divided light. Both change the look of the street elevation, which can matter to an architectural committee.
  • Frame color: white is the base price almost everywhere. Exterior colors and wood-look interiors are common upcharges.
  • Glass package: in Climate Zone 3 the figures to hit are a 0.35 U-factor and a 0.27 SHGC, and lower is better on both.
  • Balance type: block and tackle or constant force. Ask which, because it decides how parts are sourced later.
  • Screen: half screens are standard on double hung units, covering the lower opening only.

When another style suits better

Over a kitchen sink or a counter, a casement reaches further and seals tighter. On a wide, low opening a slider often fits better. In a bedroom that cannot make the escape numbers as a double hung, a casement is usually the fix. And if the whole front of the house is being reworked, bay and bow assemblies are their own project with their own price.

Double hung windows in McDonough GA: frequently asked questions

What is a double hung window?

A window with two sashes stacked in one frame, both of which slide vertically. The lower sash goes up, the upper sash comes down, and on nearly every modern unit both tilt inward for cleaning. It is the most common window style on houses around McDonough.

What is the difference between single hung and double hung?

On a single hung, only the lower sash moves and the upper one is fixed in place. On a double hung, both move. Single hung units cost less and have one fewer moving part to fail; double hung units let you vent from the top, which keeps an open window out of reach of a child or a pet.

How much do double hung windows cost installed?

Home Depot's national installed range for a double hung is $478 to $2,412 per window, and Georgia-specific sources put a standard vinyl double-hung replacement at $575 to $1,100 installed. Oversized units, specialty shapes, grids and non-white exterior colors push toward the top of those ranges.

Do double hung windows meet bedroom egress requirements?

Sometimes, and it is worth checking rather than assuming. Only the lower sash opens, so the clear height is roughly half the window minus the rails, and a bedroom escape opening needs 5.7 square feet of net clear opening with at least 24 inches of clear height. Plenty of double hung bedroom windows sit within an inch or two of the line.

Do the sashes really tilt in for cleaning?

On most modern replacement units, yes. Tilt latches on the top of each sash release it so the outside face swings inward. It is the practical reason people choose double hung over single hung on a second story, where cleaning the outside otherwise means a ladder.
